What am I buying?
You are buying a freehold, architecturally designed home within Monarc at 18 Tephra Boulevard, Stonefields. Monarc is positioned beside the Maungarei Springs Wetlands and has been designed to bring together contemporary architecture, considered landscaping and the convenience of an established Stonefields neighbourhood.
The homes include open-plan kitchen, dining and living spaces, selected light and dark interior schemes, Fisher & Paykel appliances, engineered stone benchtops, heat pumps to the living area and master bedroom, private outdoor spaces, and dedicated on-site parking. Monarc is now under construction, with completion currently targeted for October 2027.
What type of parking is provided?
A single garage is provided for every residence. The two-level homes also include an additional tandem carpad directly in front of the garage, providing a second on-site parking space for those homes. Visitor bike parking is also provided within the common area.

How is my water supplied and metered?
Mains-pressure cold water is provided to each home with one tariffed meter to the site and individual check water metering to each home.
How are temperatures regulated?
All homes are provided with dedicated kitchen laundry and bathroom air extraction systems.
Feature wall-mounted heat pumps to living area (x1) and the master bedroom (x1).
Who is the construction company and what construction materials have been used?

Is there a sunset date?
Yes, the Sunset date is 31 October 2028
Is my deposit safe?
Yes, it is held in the Cuncannon’s Trust Account until such time as the developer has undertaken all steps necessary to produce a title for your townhouse. At this point you will be able to settle the property including your deposit funds, and move in.
Can the purchase price of my home increase after I have signed the Sale and Purchase agreement?
No, the price is secured upon signing the agreement.
What are the Residents Association fees?
The Residents Association fee includes a general levy per lot that covers maintenance and a comprehensive insurance premium. Insurance is arranged collectively on behalf of all Members for the common property, lots, and dwellings, removing the need for individual home and contents insurance. Full details of the fees will be outlined in the Sale & Purchase Agreement.
Security is so important. What will ensure this is maintained?
Security alarms are offered in each residence.
Are there EV chargers?
Yes, there will be a select number of EV charging points available in all the garages. There will be an additional cost for the charging unit and any associated items.
How is waste collected?
Blocks A to F are expected to use Auckland Council’s public kerbside collection service.
Blocks G to M are expected to use a private collection service. Each residence will store its own bins within the property and place them at the edge of the internal JOAL on collection day. The private collection vehicle will enter from Tephra Boulevard and collect bins from within the site.
Collection arrangements will be confirmed in the Residents Association information and homeowner handover material.
Can I have my pet live in my home?
Yes, pets are permitted, subject to common sense rules to ensure pets do not interfere with the enjoyment of other townhouse owners. Please refer to Residents Association Rules.
What about Goods and Services Tax (GST)?
The home price is inclusive of GST.
How is mail delivered?
Each residence will have access to an individual letterbox. The street-front homes, being Blocks A to F, are expected to have individual letterboxes integrated with the front entry / masonry wall treatment.
The internal residence, being Blocks G, H, I, J, K, L and M, will be served by a common 20-letterbox bank located at the main Tephra Boulevard entry / central pedestrian access, adjacent to the internal lane. This keeps mail collection convenient and avoids letterboxes being scattered through the private internal laneways.
How many homes will there be?
Monarc comprises 38 homes in total. The development includes 18 three-level homes arranged across six triplex blocks, together with 20 two-level homes. The collection is focused on generous 3 and 4 bedroom duplex, triplex and terraced home typologies, with a mix of layouts to suit different households and lifestyles.
What makes the location special?
Monarc is located in the heart of Stonefields, beside the Maungarei Springs Wetlands and close to parks, cafes, schools and everyday amenities. The setting gives residents the benefit of green open space and a reserve/wetland outlook, while still being part of a well-established and highly connected Auckland neighbourhood.
What is the estimated completion date?
October 2027
What are the ceiling heights?
Ceiling heights vary:
Three-level homes next to Tephra Boulevard have: 2.4m ground floor + 2.7m first floor + 2.4m upper floor
Middle homes have: 2.7m ground floor + 2.4m first floor
Lakeside homes have: 2.7m ground floor + 2.7m first floor.
What will be done to ensure my home is quiet?
Sound insulation between townhouses significantly exceeds NZBC standards. With a required NZBC of 53dB, party walls rating is 68dB. The Residents Association will provide details for noise controls.
Is there a tap in my front or rear yard?
Yes – there are two taps for each unit.
Where are the condensers located?
The condensers are usually located on the decks. For further information see landscape plans.
What warranties are provided?
Monarc comes with a 10-year Master Builders Warranty that protects the purchaser in the event of a claim. The Building Act is also designed to assist the purchaser and ensure that they are covered for defects and faults in the construction of the premises for 12 months following Handover. The Handover document provides details for this process.
How much deposit is required to purchase?
Resident buyers are required to pay 10% of the purchase price upon going unconditional, and will be paid into Cuncannon’s Trust Account. Kiwisaver Funds making up any or all of the 10% deposit will be held in the Developers Solicitors Trust Account, to enable these funds to be returned to Kiwisaver Accounts, should the purchase fail to go unconditional for any reason.
Banks usually require non-residents to provide 20% of the purchase price on settlement.
Who receives the interest on my deposit?
Interest, less withholding tax, bank charges, commission, and any other charges subject to the provisions of the agreement, shall be payable to the Purchaser.
Are there any additional Fees or Charges associated with the Property, and what do they contribute to?
Although there are NO Body Corporate fees, there is a Residents Association for this development. The Residents Association will be responsible for key items, including:
- A set of Association Rules to ensure quiet enjoyment of your property.
- Cleaning and maintenance of the laneway
- Building Insurance – ensuring that all properties are fully insured.
Are the building and windows washed regularly?
Building and window washing is the responsibility of the individual owners.
Does the building have fire protection?
There are wired smoke detectors throughout each home, located as per the Building Code, and a fire hydrant is located near the Tephra Boulevard frontage.
Is there any bike storage?
The landscape plan provides two cycle hoops for four visitor bike parks within the development. Residents may also store bikes within their own garage or private property area.
Do any homes have skylights?
Yes. The lakeside homes in Blocks K, L and M, being Lots 29 to 38, include bathroom skylights. This premium design feature brings additional natural light into the bathrooms and enhances the overall feel of these homes.
Skylights are included in selected lakeside typologies only.
How can I sell my home, if necessary?
Your home will be able to be sold by any real estate agent in normal fashion, subject to the buyer accepting the terms.
What type of internet connection will I get?
Optical fibre will be provided to each home via an ONT. It is ready for your router to be installed and internet connected.
Is the site affected by flooding?
The site was previously mapped as flood-prone due to its former low ground levels. The development earthworks have now been completed, with over 9,000m³ of fill used to raise and regrade the site.
The completed civil design manages overland flow through the site and includes southern boundary protection to help prevent external overland flow from entering. The project civil engineer has confirmed that flooding within the completed site is not expected when the project is finished and flooding will not be registered into each individual titles.
